8 Steps to Sold

The past few years have been an unimpeded sellers’ market.  With interest rates creeping up we are likely to see a transition market develop. Housing shortage will still be a factor but buyers capacity will begin to keep prices down.  It is all that much more important to understand the home selling process and utilize a trusted advisor early in the process to help you navigate the changes. We recognize this sounds self-serving, but we wholeheartedly believe we add more value the earlier you engage with us.  

 Next steps include getting a clear picture of the condition of the home, particularly in reference to potential competition, including inspections. Knowing which report items will be a distraction to buyers will help determine where to concentrate on repair or upgrades. 

Marketing the property is our job.  That includes professional photography that is aimed at the online buyer and an artistic floor plan which helps them understand how the photos go together. We include floorplans because  we firmly believe that floorplans not square footage sell homes.

The last major factor in the process is evaluating good offers. Price is almost always most important. But also important is the likelihood of the buyer closing escrow and closing in a timely manner. We help you understand the buyer's terms such as financing, appraisal, and property investigation.
