Home inspections are invaluable when buying a home, but periodic inspections throughout the duration of home ownership are critical to maximizing the usable lifespan of any home as well as maintaining a home's value for resale. No house will ever be perfect. They all have slight imperfections that we live with. But some deficiencies, whether from faulty construction or deterioration with time and usage, need to be addressed and inspections are a great way to identify needed periodic maintenance, repairs, and upgrades.
The two typical inspections we recommend at the time of sale are a general home inspection and a structural pest inspection. Depending on what is known about a home or revealed in one of those two inspections we may recommend further investigations. When doing periodic inspections as an existing home owner, you should absolutely include a structural pest inspection every few years and a general home inspection a little less frequently. As you live in a home, you may become aware of other areas of concern, like when your dentist says you have a soft spot in your enamel but doesn't recommend a filling yet. These areas of your home often include the roof and sewer, and if you have a pool, the pool equipment, surface and decking. All of these things have life spans that can be extended with proper service and maintenance and if not maintained can lead to a premature and expensive replacement.
Regular maintenance guided by your own good judgment and professional eye of home inspectors will protect your home and your budget for the long run.
