Fall Home Maintenance Tips

By Adam Hamalian

Annual Fall Maintenance is always important. But with new challenges with insurance these types of periodic attention to your home will not only extend the functional life of your home, making it more enjoyable/usable, but it will also assist in securing insurance and maybe even lower rates.

The two big threats to a home’s longevity are moisture and fire. I know that seems like both ends of the spectrum, and well, yes they are. For this month, let's focus on moisture. Obviously we want to make sure our roof and gutter systems are in good shape and working properly. If you feel comfortable walking on your roof, this is a good time to look for gaps in flashing, nails protruding, and even moss growing. In addition, you should clean all the fall leaves out of your gutters and valleys so the upcoming winter rains can drain off your roof efficiently.

The next place to monitor moisture around your home is at the foundation level. Make sure the bottom end of your downspout system is directing water at least 3’ away from your home. A permanent system can assist with this, but also temporary extensions can get you through the winter.  Secondly, we recommend the clearing of ground cover and plants away from your house, particularly any parts that can hold the moisture such as wood trim and siding. Ideally we would like to see the ground be ~6” below any susceptible building material.  Plants around the house should be 2’ away from the house to allow an airflow that dries out the siding after it rains. (Fire protection would have it even more)

Your property may have other more specific needs such as surface drains or culverts that need attention. If you are unsure or need someone to do a roof inspection for you or if you would like us to come take a look at your property, please give us a call.
